Accomplishments To Date

The Corporation’s development activities have produced a total of 124 affordable rental and homeownership units in Danbury, either on its own or in partnership with others. These have included twelve acquisition and rehabilitation projects as well as new construction projects. Rehabilitation projects are chosen because they involved substandard properties in key downtown locations identified by the City as revitalization areas.

During the 1980’s three dwellings involving a total of eight units were acquired and rehabilitated on New Street. An additional three-family project was undertaken on Rowan Street and a single-family home renovated on Brushy Hill Road. The Corporation played a major role in a revitalization effort on Elm Street through the acquisition and renovation of a two family home at 100 Elm Street. The Corporation also acquired and demolished an unsafe structure on Elm Street and transferred the property to a neighborhood church which had taken a lead role in the neighborhood revitalization program initiated by the City.

In 1990, the Corporation constructed Hatter's Yard, a development of twenty-four condominium homes for moderate income families. This innovative partnership utilized surplus City-owned land on Garamella Boulevard, private financing and the volunteer resources of the Corporation to produce new housing at well-below market rate for first-time homeowners. A consortium of local banks provided end loans on attractive terms to the homebuyers. i

In 1998 the Corporation provided financial backing through a contribution to the Palace View senior housing development on Main Street. This collaborative project provided seventy affordable rental units for senior citizens in downtown Danbury.

In 1999 the Corporation also partnered with the City of Danbury to build two new single-family homes on Rowan Street. These projects provided affordable homeownership opportunities for first time homebuyers and supported efforts by the Rowan Street neighborhood organization to revitalize this key City area.

In 2006 the Corporation contributed to the success of the Stetson Place development on Padanaram Road in Danbury by providing a one-million dollar loan guarantee. The financial guarantees provided by NPDCD enabled fourteen units at this development to be sold as affordable housing units, including ten reserved for sale to persons with disabilities in cooperation with the Housing Authority of the City of Danbury and WeCAHR (Western Connecticut Association for Human Rights), an organization committed to helping children and adults with disabilities live independent and productive lives.
